Torch-On Felt Roofing Systems

Felt has moved a long way from the thin sheets that once split after a few winters. Today’s torch-on systems use reinforced, bitumen-based membranes heat-bonded to the deck and to each other, building up a tough, proven covering that resists foot traffic, sunlight and standing water far better than older felt.

A built-up felt roof starts with a base sheet bonded to the deck and finishes with a mineral cap sheet. A stone or tar and chip coating can be used instead, shielding the felt from sunlight and giving a traditional look. That choice of finishes, and a modest cost per square metre, make felt well suited to large roofs.

Steadfast lays felt roofs on garages, extensions and commercial buildings across Kent and South East London. We offer a FREE drone roof inspection to help assess the condition of your roof and identify potential issues, along with a FREE, no-obligation quote.

When to Call Us

Signs You Need a New Felt Roof

  • Split or Cracked Felt

Older single-layer felt dries out and cracks with age, and every split is a route for rainwater into the deck.

  • Blistering Patches

Trapped moisture lifts the felt into blisters that eventually burst, leaving bare patches open to the weather.

  • Lifting Laps & Seams

Where the overlaps between sheets have come unstuck, water is driven in by wind and rain.

  • Leaks After Heavy Rain

Drips or stains after a downpour usually mean the felt has failed somewhere above, often near an edge.

Pricing

Felt Roofing Costs

Every job is different, so we price from the inspection rather than guess over the phone. These are the things that move the figure.

FREE, No-Obligation Quotes. Your quote costs nothing and commits you to nothing, so you can make an informed decision about your property.

  1. Roof Area

The size of the roof sets the amount of felt and the time needed to lay each layer.

  2. Number of Layers

A two-layer or three-layer specification changes both the material used and the labour involved.

  3. Deck Condition

Boards that need replacing add cost, but a firm deck is what keeps a new felt roof sound.

  4. Finish Chosen

A mineral cap sheet and a stone or tar and chip coating are priced differently, so your choice of finish matters.

How It Works

Our Felt Roofing Process

  1. Stripping the Old Roof

The worn felt is removed back to the deck so the boards can be checked properly rather than covered over.

  2. Preparing a Sound Deck

Soft or damaged boards are replaced and the surface is made clean, dry and firm, ready for the first layer.

  3. Bonding the Felt Layers

Each layer is heat-bonded to the one below with laps staggered, so there is no direct path for water through the joints.

  4. Detailing Edges & Upstands

Felt is dressed into trims, up walls and around outlets, and the site is cleared once the roof is finished.

FAQs

Felt Roofing FAQs

What Is a Torch-On Felt Roof?

It is a flat roof made from reinforced bitumen membranes that are softened with a gas torch and bonded to the deck and to each other. The result is a layered covering that is far tougher than the older nailed or cold-glued felt many garages still have.

Is Felt Cheaper Than Rubber or Fibreglass?

Felt is usually one of the more economical options, particularly on larger roofs, though the final cost depends on the deck, the edges and the finish. We can price more than one system for your roof so you can compare like for like.

Can Stone Chippings Be Added to a Felt Roof?

Yes. Stone and tar and chip coatings are applied over the felt, protecting it from sunlight and giving a traditional finish. We can include one in your quote alongside a mineral cap sheet so you can choose.

Can a New Felt Roof Go Over the Old One?

Sometimes a new layer can be bonded over sound felt, but in most cases we strip back to the deck. That lets us check the boards, replace any that have gone soft and give the new layers a clean surface to bond to.

How Many Layers Does a Built-Up Felt Roof Have?

Most built-up felt roofs have two or three layers: a base sheet bonded to the deck, sometimes an intermediate layer, and a mineral cap sheet on top. The specification depends on the roof and how it is used, and your quote sets out what is included.
