Leadwork

Lead Flashings, Valleys & Lead Roofs

Most roof leaks start at a joint rather than in the middle of the tiles. Wherever the roof meets a chimney, wall, dormer or another slope, lead directs the water away. It is long-lasting, soft enough to shape around any junction and copes with movement when fitted in sensible lengths, which is why it remains the trusted choice.

When lead cracks, lifts or works loose from the mortar joint, rain finds its way straight in. Steadfast fits and repairs leadwork on domestic and commercial roofs across Maidstone, Kent and South East London, dressing the lead on site so it follows the shape of your roof.

A free drone roof inspection helps assess the condition of your roof and identify potential issues, and you receive a free, no-obligation quote for the work. Flashings are tucked into the brickwork and pointed in, valleys are lined to run off cleanly, and the site is cleared once the lead is finished.

When to Call Us

Signs You Need New Leadwork

  • Leaks Beside a Chimney

Staining on the chimney breast or ceiling below the stack often comes from flashing that has split.

  • Cracked or Lifted Lead

Lead that has been fixed in overlong pieces can crack as it expands and contracts, and wind can lift loose edges.

  • Water Along a Valley

Where two roof slopes meet, a worn or blocked valley channels a large volume of water into the roof.

  • Lead Has Been Stolen

Missing flashing leaves joints completely open, so replacing it quickly stops water damage inside.

Pricing

Leadwork Costs

Every job is different, so we price from the inspection rather than guess over the phone. These are the things that move the figure.

FREE, No-Obligation Quotes. Your quote costs nothing and commits you to nothing, so you can make an informed decision about your property.

  1. Amount of Lead Needed

Long valleys and large flashings use more sheet than a short run around a small stack.

  2. Complexity of the Shape

Lead dressed around bays, dormers and intricate junctions takes longer to form by hand.

  3. Access to the Area

Chimneys and high roofs usually need scaffolding, while low extensions can often be reached more easily.

  4. Surrounding Repairs

Broken tiles or rotten timber found when the old lead is lifted add to the work involved.

How It Works

Our Leadwork Process

  1. Inspecting the Lead

We assess the condition of the flashings, valleys and soakers, then set out the work in a free, no-obligation quote.

  2. Removing Failed Lead

Cracked or loose sections are taken out, along with any tiles that need lifting to reach the joint beneath.

  3. Cutting & Dressing

New lead is cut to size and dressed by hand to follow the roof, with laps and lengths set to allow for movement.

  4. Fixing & Pointing In

Flashings are wedged into the brickwork joint and pointed, and the surrounding tiles are relaid over the finished lead.

FAQs

Leadwork FAQs

How Long Does Lead Flashing Last?

Well fitted lead can last for decades. It usually fails early because it was fixed in pieces that were too long, used too thin a sheet or came away from the mortar joint, rather than because the lead itself has worn out.

Can Lead Flashing Be Refixed Rather Than Replaced?

A flashing that has simply come out of the joint can often be refixed and repointed. Lead that is cracked, split or badly distorted is better replaced, as patches on lead rarely stay watertight for long.

Are There Alternatives to Lead for Flashings?

Lead substitutes exist and are sometimes chosen where theft is a concern. Lead remains the most durable and adaptable option for most flashings and valleys, and we explain the choices for your roof when we quote.

Do You Fit Small Lead Roofs on Bays & Porches?

Yes. We fit and repair lead on small roof areas such as bay windows, dormers and porches, as well as flashings, soakers and valleys on pitched roofs.

Why Does My Lead Valley Keep Leaking?

Valleys collect water from two slopes, so any split, a blockage of leaves or tiles cut too short at the edges can let water over the side. Our free drone roof inspection can help identify potential issues like these.
