Slate Roofs

Natural & Fibre Cement Slate Roofs

Slate has covered roofs in Kent for generations and remains a striking, durable choice for period and modern buildings. Natural slate is split from quarried stone, so it is naturally long-lasting, needs little maintenance and has a depth of colour that suits older properties.

Fibre cement slates are uniform, lighter and more affordable, giving a crisp, similar look for less outlay. Each slate is fixed with nails or hooks to battens over a breathable membrane, with ventilation to help keep the roof space dry. We set out the differences so you can choose with confidence.

Steadfast fits slate roofs across Maidstone, Kent and South East London, from full re-roofs on houses to extensions and outbuildings. We offer a free drone roof inspection to help assess the condition of your roof and identify potential issues, and a free, no-obligation quote.

When to Call Us

Signs You Need a New Slate Roof

  • Slipped or Lost Slates

Corroded nails, known as nail sickness, let slates slide out, and if widespread the roof needs relaying.

  • Delaminating Slates

Older or poorer quality slates can split into layers and crack, letting rain through to the roof below.

  • Roof Space Leaks

Daylight or drips in the loft often mean the slates, or the underlay beneath them, can no longer keep rain out.

  • Upgrading to Slate

Replacing a tired or mismatched covering with natural slate can restore the character of a period home.

Pricing

Slate Roofing Costs

Every job is different, so we price from the inspection rather than guess over the phone. These are the things that move the figure.

FREE, No-Obligation Quotes. Your quote costs nothing and commits you to nothing, so you can make an informed decision about your property.

  1. Natural or Fibre Cement

Natural slate costs more than fibre cement, and the source and grade of natural slate also affect the price.

  2. Slate Size & Fixing Method

Smaller slates need more battens and fixings per square metre, and hook fixing differs in cost from nailing.

  3. Roof Complexity

Hips, valleys, dormers and chimneys all add cutting and leadwork.

  4. Salvage & Timber Condition

Reusing sound slates can lower material costs, while replacing rafters adds to them.

FAQs

Slate Roofing FAQs

Is Natural Slate Worth the Extra Cost Over Fibre Cement?

Natural slate generally has a longer working life and a depth of colour that suits older homes. Fibre cement slates cost less and look neat and uniform, which suits many modern properties. The right choice depends on your property, your budget and how long you plan to stay.

Can You Match Slates on an Older Roof?

We aim to source slates close in size, colour and thickness to your existing ones. Where salvaged slates from the same roof can be reused, they help keep the finish consistent.

What Is Nail Sickness on a Slate Roof?

Nail sickness is when the nails holding slates corrode, so slates start to slip or fall. Refixing a few is a repair, but if it is widespread the roof usually needs stripping and relaying with new fixings.

Is a Slate Roof Heavier Than a Tiled One?

Natural slate is generally lighter than clay and many concrete tiles over the same area, and fibre cement slates are lighter still. Weight depends on the slate size and thickness, so the rafters are checked before any new covering goes on.

Should Slates Be Nailed or Fixed with Hooks?

Both methods work well. Nailing is the traditional approach in the UK, while hooks hold each slate at its tail, which can suit smaller slates and exposed roofs. The fixing method for your roof is set out in your quote.
